1-D-1 Tax Exemption Using Bees
1-D-1 Overview
The Texas 1-D-1 program allows agricultural land to be taxed based upon the productivity value instead of the market value. When the property is assigned this agricultural valuation (or “ag exemption”), it greatly reduces the taxable value of the land, and the owner pays significantly less money in property taxes.
In order to obtain a 1-D-1 agricultural valuation, the land must be used for agricultural purposes for at least 5 of the preceding 7 years and must be principally used for the stated agricultural purpose. Additionally, the property owner must maintain the required intensity as defined by the county in where the property exists.
For properties that are between 5 and 20 non-homesteaded acres, the easiest and most cost effective way to obtain this 1-d-1 land valuation is by having honey bees on your property. Texas bee services offers a turnkey solution by placing honey bees on client properties so they are able to obtain the 1-D-1 agricultural valuation.
Included Services
Site Evaluation: We offer an on-site evaluation to assess whether the property is suitable for bee placement. The initial consultation includes a comprehensive customized assessment report.
Delivery and Setup of Bee hives/colonies : We deliver and set up the bee hives/colonies as required by the county agricultural appraisal office . We will conduct regular visits to ensure the health of the bees. Should the colonies need to be consolidated or replaced, we will take all necessary steps to ensure the customer remains in compliance for ag valuation.
Offer 6 or 12 month contracts: We offer 6 month or annual contracts for the maintenance and management of the beehives and colonies.
Maintain all inspection logs and other documentation for 1-D-1 ag valuation. Texas Bee Services will maintain all supporting inspection logs and reports as required by the county to document the presence of the hives/colonies.
What is Required of the Property Owner?
Easy access to property.
Texas Bee Services personnel will need to be able to access the bees to ensure their health and safety. We normally visit at least one a month (except during the coldest months.)
A water source on the property that will remain available
Bees need a water source that is always accessible and never goes dry. A large water trough or natural water way is sufficient
An area that is not frequently accessed and will not be disturbed.
We always want to keep the bees and people safe. We would ask the bees to be placed a reasonable distance away from heavily trafficked areas.
No usage of pesticides, insecticides or herbicides These chemicals are lethal to bees. We are unable to place our bees on any land where these are used.
